Buying your first home in Surrey means more than just buying a house. Here’s a simple look at seven areas worth thinking about.
What the market is like at the moment
The residential benchmark for the Fraser Valley is about $897,200 as of January 2026 while condos are almost at $488,600. Inventory is running about 54% above the 10-year average, that means it’s a buyer’s market. You have real leverage on price, conditions and closing dates — take advantage of it.
Guildford
The most balanced choice for first time buyers. You get decent transit to Vancouver, mixed condos, townhomes and detached houses, and the Guildford Town Centre for day-to-day errands. Active presale projects are keeping the entry prices competitive. Detached resales generally are in the mid-to-high $800,000s. A good all-round option if you are commuting on a regular basis.
Fleetwood
One of the more interesting opportunities in Surrey, right now. The planned Surrey-Langley SkyTrain extension runs through here and buyers getting in ahead of that opening stand to benefit. In the meantime, you get the bigger lots and you get established schools and you get a quieter suburban feel. Good for families looking to get space, without losing out on the long-term upside.
Cloverdale
Cloverdale has a character most of Surrey doesn’t – a walkable historic downtown, local events, tree-lined streets and a real sense of community. School catchments are well-regarded and resale demand is strong and consistent. You’ll pay a bit more per square foot than in Newton or Whalley but neighbourhoods like this tend to hold their value. Worth it if good quality of schools and having community feel to them is important to you.
Fraser Heights
The pick for buyers where space and schools are the priority. Larger lots, larger homes and some of the strongest school catchments in the city. The trade off is transit — no SkyTrain, and Vancouver drives to and from work can take a long time during peak hours. Try out the drive on Tuesday morning before you are committed. Detached homes are in the high $800,000s and up into the seven figures.
South Surrey and White Rock
This is by far the top cost area on this list. The condo benchmark hovers around $565,300 and detached homes have been well above the regional average. What you’re paying for is real: ocean proximity, the White Rock promenade, Semiahmoo Mall and a steadier, more established market. Best suited to buyers that have a stronger down payment or have specific lifestyle reasons for being in this part of Surrey.
Newton
Newton provides the best buying power in Surrey on a consistent basis. The condo benchmark for North Surrey is just above $429,300, there are more active listings than average and there’s real room to negotiate. The neighbourhood is changing — new transit, new commercial development — but it’s still in the midst of transitioning. If getting into the market and getting the most square footage for the buck is the objective, Newton makes a great case.
Whalley (Surrey City Centre)
The most transit-connected neighbourhood in Surrey, no ifs or buts. Multiple SkyTrain stations and SFU Surrey and a wave of new development have transformed this area greatly. Condo prices are lowest in Surrey and it is a natural entry point. The trade off here is density and constant building. Focus on some buildings with solid strata management located near the established commercial corridor along 104 Avenue.
Making your decision
Narrow it to two or three neighbourhoods, get your mortgage pre-approval sorted and rank your priorities — commute, schools or price. Pull recent MLS comparables, run commute times at peak hours/walk the neighbourhood on a weekday. Then make offers that have realistic conditions. In this market, there is negotiation amongst sellers.
